This Privacy Policy ("Policy") describes how Solvia Properties LLC, a limited liability company operating under the trade name Solvia Estates ("Solvia Estates," "the Company," "we," "us," or "our"), collects, uses, stores, processes, shares, discloses, and protects your personal information when you: (a) visit, browse, or interact with our website at solviaestates.com (the "Site"); (b) submit a property inquiry, request a cash offer, or contact us through the Site; (c) communicate with us by phone, text message (SMS/MMS), email, or mail; or (d) otherwise interact with us in connection with our services.

 

We are committed to protecting your privacy and handling your personal information with transparency, care, and in accordance with applicable federal and state privacy laws. Please read this Privacy Policy carefully and in its entirety. By using the Site, submitting any information, or otherwise engaging with our services, you acknowledge that you have read, understood, and agree to the practices described in this Policy. If you do not agree with this Policy, please do not use the Site or submit any information to us.

• Ownership documentation and proof of authority to sell (e.g., deed, trust documents, power of attorney, letters testamentary).

• Government-issued identification (driver's license, passport, or state ID) when required for identity verification or regulatory compliance.

• Taxpayer identification number (TIN) or Social Security Number (SSN) when required for transaction reporting (e.g., IRS Form 1099-S).

• Any other information you voluntarily include in a form submission, email, text message, phone conversation, or written correspondence.

 

1.2 Sensitive Personal Information

 

In certain circumstances, we may collect information that is classified as "sensitive personal information" under applicable state privacy laws, including:

• Title companies, escrow agents, and real estate attorneys in connection with a pending transaction.

• Credit reporting agencies or skip-tracing services, to the extent permitted by applicable law.

 

We may combine information obtained from third-party sources with information you provide directly to us to better understand your needs, provide more relevant services, and evaluate properties more accurately.

 

 

2. HOW WE USE YOUR INFORMATION (HOW DATA IS USED)

 

We use the personal information we collect for the following specific, legitimate business purposes:

 

2.1 To Provide and Fulfill Our Services

 

• To receive, process, and respond to your property inquiry.

• To evaluate your property and conduct due diligence, including reviewing public records, comparable sales, property condition, and market data.

• To prepare, present, and negotiate a cash offer for your property.

• To schedule property assessments, inspections, walkthroughs, or in-person meetings.

• To facilitate the closing of a real estate transaction, including coordination with title companies, escrow agents, closing attorneys, notaries, and other transaction participants.

• To diagnose technical problems, monitor site security, and prevent fraud.

• To develop new services, features, tools, or content.

• To conduct internal research, analytics, and reporting.

• To measure the effectiveness of our marketing campaigns, advertisements, and lead sources.

2.4 Legal, Regulatory, and Compliance Purposes

 

• To comply with applicable federal, state, and local laws, regulations, and legal processes.

• To protect the rights, property, safety, and security of Solvia Estates, our employees, our users, and the public.

• To detect, investigate, and prevent fraud, illegal activity, abuse, and security incidents.

 

2.5 With Your Consent

 

We may use your information for other purposes with your express consent, which you may withdraw at any time.

 

 

3. HOW WE SHARE YOUR INFORMATION

 

We do not sell your personal information. We have not sold personal information in the preceding twelve (12) months. We may share your information in the following circumstances:

 

3.1 Affiliated Investors, Buyers, and Partners

 

Solvia Estates may work with a network of vetted real estate investors, buyers, and funding partners to evaluate and purchase properties. We may share your property information and contact details with these parties solely for the purpose of evaluating, making an offer on, or completing a purchase of your property. Each party who receives your information is expected to use it only for these purposes.

 

3.2 Service Providers and Vendors

 

We share your information with third-party service providers, vendors, and contractors who perform services on our behalf, including but not limited to:

 

• Website hosting, development, and technology infrastructure providers.

• Customer relationship management (CRM) software providers.

• Email service providers and marketing automation platforms.

• Text messaging (SMS) and telephony platforms.

• Analytics and business intelligence providers (e.g., Google Analytics).

• Advertising and marketing platforms (e.g., Google Ads, Meta/Facebook Ads).

• Title companies, escrow agents, closing attorneys, and notary services (in connection with a transaction).

• Property inspection, appraisal, and valuation service providers.

• Call center and customer support service providers.

• Payment processing and wire transfer services.

• Legal, accounting, tax, and professional advisory firms.

• Document management, e-signature, and cloud storage providers.

 

These service providers are contractually obligated to use your personal information only as necessary to perform services on our behalf, to maintain appropriate confidentiality and security measures, and not to use your information for their own purposes.

 

3.3 Legal and Regulatory Disclosures

3.4 Business Transfers and Corporate Transactions

 

In the event of a merger, acquisition, reorganization, bankruptcy, dissolution, sale of all or a substantial portion of our assets, joint venture, or other corporate transaction, your personal information may be transferred to the successor, acquiring entity, or other party involved in the transaction as part of the business assets transferred. We will provide notice to you (via email or prominent posting on the Site) before your information becomes subject to a different privacy policy.

4.1 No Sharing of SMS Opt-In Consent or Phone Numbers

 

We do not sell, rent, loan, trade, lease, or otherwise share or disclose your mobile phone number or SMS/text messaging opt-in consent with any third party for marketing or promotional purposes. Your SMS consent and mobile phone number are used exclusively by Solvia Estates (Solvia Properties LLC) for the purposes described in this Privacy Policy and our Terms of Service. This is a one-to-one consent provided to Solvia Estates only.

 

4.2 How Your Phone Number Is Used

 

When you provide your phone number and opt in to receive text messages, your number will be used solely to:

 

• Respond to your property inquiry and provide information about our cash home buying services.

• Deliver cash offers and discuss potential transactions.

4.4 Message Frequency and Costs

 

Message frequency varies. Message and data rates may apply. Solvia Estates does not charge for text messages, but your mobile carrier may impose standard messaging and data fees. Solvia Estates is not responsible for any charges imposed by your carrier.

 

 

5. COOKIES, TRACKING TECHNOLOGIES, AND ONLINE ADVERTISING

 

5.1 What Are Cookies and Tracking Technologies

 

Cookies are small text files placed on your device by a web server when you visit a website. Web beacons (also called pixel tags or clear GIFs) are tiny graphic images embedded in web pages or emails. Log files record information about your visits. Notification may be provided by email (to the most recent email address you have provided), by mail, by telephone, or by prominent posting on the Site, depending on the circumstances and applicable law. The notification will include, to the extent known: a description of the incident, the types of information involved, the steps we are taking in response, and recommendations for actions you can take to protect yourself.

 

 

8. DATA RETENTION

 

We retain your personal information for as long as reasonably necessary to fulfill the purposes for which it was collected, comply with our legal, accounting, and reporting obligations, and protect our legal interests. Specific retention periods include:

 

• Property inquiry and contact information: Retained for up to five (5) years following your last interaction with us, unless you request earlier deletion.

• Transaction records, contracts, deeds, settlement statements, and closing documents: Retained for a minimum of seven (7) years, or longer as required by applicable real estate, tax, and financial recordkeeping laws.

• Tax reporting documents (e.g., IRS Form 1099-S): Retained for a minimum of seven (7) years in accordance with IRS requirements.

• AML/KYC identity verification records: Retained as required by applicable anti-money laundering regulations and FinCEN guidance.

• Marketing communication preferences and opt-out records: Retained indefinitely to honor your preferences.

• Website usage data and analytics: Retained for up to three (3) years.

• Cookies and tracking data: Retention periods vary by cookie type; see Section 5 for details.

 

When your information is no longer required for any of these purposes, we will securely delete, destroy, or de-identify it in accordance with our data retention policies and applicable law.

 

 

9. YOUR RIGHTS (UNSUBSCRIBE, UPDATE, DELETE YOUR INFORMATION)

 

Depending on your state of residence, applicable law may provide you with certain rights regarding your personal information. We are committed to honoring these rights and will make good-faith efforts to respond to requests from residents of all states, regardless of whether a specific state privacy law applies.

 

9.1 General Rights

 

You may have some or all of the following rights:

 

• Right to Know / Right to Access: Request information about what personal information we have collected about you, the categories of sources from which it was collected, the business or commercial purposes for collection, the categories of third parties with whom it has been shared, and a copy of the specific pieces of personal information we hold about you.

• Right to Correction / Right to Update Your Information: Request that we correct or update inaccurate or outdated personal information we hold about you.

• Right to Deletion: Request that we delete personal information we have collected from you, subject to certain legal exceptions (e.g., data required for completing a transaction, complying with legal obligations, detecting security incidents, or exercising legal rights).

• Right to Portability: Request that we provide your personal information in a structured, commonly used, and machine-readable format.

• Right to Opt Out of Sale/Sharing: Opt out of the sale or sharing of your personal information for cross-context behavioral advertising. Note: Solvia Estates does not sell your personal information.

• Right to Limit Use of Sensitive Personal Information: Request that we limit the use and disclosure of your sensitive personal information to purposes necessary for performing our services, as permitted by law.

• Right to Non-Discrimination: You will not be discriminated against for exercising any of your privacy rights. We will not deny you services, charge you a different price, or provide a lower quality of service because you exercise your rights.

• Right to Unsubscribe: You may unsubscribe from marketing communications at any time by replying STOP to any text, clicking unsubscribe in any email, or contacting us at [email protected].

• Right to Appeal: If we deny your privacy request, you have the right to appeal our decision. See Section 9.7 for the appeal process.

 

9.2 California Residents — CCPA / CPRA Rights

 

If you are a California resident, the California Consumer Privacy Act of 2018 ("CCPA"), as amended by the California Privacy Rights Act of 2020 ("CPRA"), and implementing regulations effective January 1, 2026, provide you with specific privacy rights, including all of the rights described in Section 9.1 above.

 

Additional California-specific disclosures:

 

• Categories of personal information collected: Identifiers, real property information, financial information, internet/electronic activity, geolocation data, professional/employment information (to the extent relevant), and inferences drawn from the above.

• Categories of sensitive personal information collected: Social Security numbers (for tax reporting/closing only), government ID numbers (for identity verification only).

• Business purposes for collection: To provide our real estate purchasing services, process transactions, communicate with you, improve our services, comply with legal obligations, and detect fraud.

• Sale of personal information: We do not sell your personal information and have not sold personal information in the preceding 12 months.

• Sharing for cross-context behavioral advertising: We may share certain identifiers and internet activity data with advertising partners (e.g., Meta Pixel, Google Ads) for purposes of targeted advertising. You may opt out of this sharing.

• Retention: See Section 8 for specific retention periods by data category.

 

California's "Shine the Light" Law (Civil Code § 1798.83): California residents may request a list of third parties to whom we have disclosed personal information for their direct marketing purposes during the prior calendar year. As we do not disclose personal information to third parties for their own direct marketing purposes, this provision does not apply.

 

9.3 Virginia Residents — VCDPA Rights

 

If you are a Virginia resident, the Virginia Consumer Data Protection Act ("VCDPA") provides you with rights to access, correct, delete, and obtain a copy of your personal data, as well as the right to opt out of the processing of your data for targeted advertising, sale, or profiling in furtherance of decisions that produce legal or similarly significant effects. To exercise your rights, please contact us using the information in Section 17.

 

9.4 Colorado, Connecticut, Texas, and Other State Residents

 

If you are a resident of Colorado (CPA), Connecticut (CTDPA), Texas (TDPSA), Oregon (OCPA), Montana (MCDPA), Delaware, Iowa, Nebraska, New Jersey, New Hampshire, Kentucky, Maryland, Minnesota, Rhode Island, Tennessee, Indiana, or any other state with applicable consumer privacy legislation, you may have similar privacy rights under your state's laws. We will make good-faith efforts to honor requests submitted by residents of any state with applicable privacy legislation. To exercise your rights, please contact us using the information in Section 17.

 

9.5 Nevada Residents

 

If you are a Nevada resident, Nevada Revised Statutes Chapter 603A provides you with the right to opt out of the sale of certain covered information. Although we do not currently sell personal information as defined under Nevada law, you may submit an opt-out request by contacting us at [email protected].

 

9.6 How to Submit a Request

 

To exercise any of the rights described above, you may submit a verifiable consumer request by:

• Writing to us at the physical address provided in Section 17.

 

To protect your privacy and security, we will verify your identity before processing any request. Verification may require you to provide: your full name, email address, phone number, property address associated with your inquiry, and any other information reasonably necessary to confirm your identity. You may also designate an authorized agent to submit a request on your behalf, provided the agent provides written proof of authorization (such as a signed power of attorney) and we can verify your identity.

 

We will acknowledge receipt of your request within ten (10) business days and will respond substantively within forty-five (45) calendar days. If we need additional time (up to an additional 45 days), we will notify you of the extension and the reason for the delay. If we deny your request, we will provide a written explanation of the reasons for denial.

 

9.7 Right to Appeal

 

If we decline to take action on your privacy request, you have the right to appeal our decision. To appeal, please email [email protected] with the subject line "Privacy Appeal" and include a description of your original request and the reason you believe the decision should be reversed. We will respond to your appeal within sixty (60) days. If we deny your appeal, we will provide information on how to contact your applicable state attorney general or data protection authority to file a complaint.

 

 

10. AUTOMATED DECISION-MAKING

 

Solvia Estates may use automated tools or technology to assist in evaluating properties, analyzing market data, and generating preliminary offer estimates. These tools may process property data, public records, and comparable sales data to assist our team in preparing offers.

 

However, no final cash offer or purchase decision is made solely by automated means. All offers are reviewed and approved by a human representative of Solvia Estates before being communicated to you. If you have concerns about automated processing of your information, please contact us.

 

Under the CPRA regulations effective January 1, 2026, California residents may have additional rights regarding automated decision-making technology (ADMT) that makes "significant decisions." If our use of automated tools falls within the scope of ADMT regulations, we will provide appropriate disclosures and opt-out mechanisms as required by California law.

 

 

11. CHILDREN'S PRIVACY

 

The Site is not directed to, and we do not knowingly collect personal information from, children under the age of thirteen (13). We do not knowingly solicit data from or market to children under thirteen (13). If we learn that we have inadvertently collected personal information from a child under the age of thirteen (13) without verified parental consent, we will take immediate steps to delete that information from our records and systems.

 

If you are a parent or guardian and believe that your child has provided personal information to us without your consent, please contact us immediately at [email protected] and we will promptly investigate and take appropriate action.

 

We comply with the Children's Online Privacy Protection Act ("COPPA") (15 U.S.C. §§ 6501–6506) and all applicable regulations.

 

 

12. DO NOT TRACK SIGNALS

 

Some web browsers transmit "Do Not Track" (DNT) signals to the websites and services you visit. There is currently no universally accepted standard for how companies should respond to DNT signals. At this time, the Site does not respond to DNT browser signals or headers. We will continue to monitor legislative and industry developments regarding DNT standards and will update this Policy if a recognized standard for responding to DNT signals is established.

 

California residents should note that, regardless of our DNT policy, you have the right to opt out of the sharing of personal information for cross-context behavioral advertising purposes under the CCPA/CPRA by contacting us as described in Section 9.

 

 

13. INTERNATIONAL USERS

 

The Site is operated from the United States. If you are accessing the Site from outside the United States, please be aware that your personal information will be transferred to, stored in, and processed in the United States, where data protection laws may differ from those of your country of residence.
